If you are sharing, you can add whether your prefer to rent from/with agency, live-in landlord, live-out landlord, current flatmate or
former flatmate. You can also add whether you are sharing a room, the whole place or you need your own private room. You can
also buddy up to find the right house/flatmates to share a place. If you are looking to share with no more than
a number of people, you can add the maximum number of people you are looking to share with.
Sharing can be either flat share, house share, homestay, or vacant property share ( residential guardians).
Tenants or guests can add their preferences for the live-in landlords, hosts, lodgers and current flatmates.
As for landlords and hosts, they can also add their preferences for the right guest or flatmate.
What about Buddy Up?
If you are looking to share with the right people in the right place, you can
use My Residential Space to find the ideal flat or house share. First complete your
profile as a tenant then select the 'Buddy Up' category. In your advert, you
can add all the relevant details about yourself and the ideal flatmates you are looking
to share with.
Home owners who have spare room(s) or space can earn extra money by accommdating guests for a short period
and, often, charge them less than the cost of a hotel room. As a host you can add all the relevant details
about your place; how many guests you can accommodate; and your preferences for your guests.
If you are a guest, you can specify your target location, your budget, the maximum people you are looking to share with,
your requirements and preferred host your are looking to stay with.
Vacant property share
Guardian services or vacant property share is an offordable and flexible accommodation alternative to renting where
tenants or residential guardians pay affordable rent - including bills and help secure vacant properties
from unauthorised entry, vandalism and squatters.
For any listed or requested residential space, you can specify the number of single bedrooms, double bedrooms
triple rooms, en suites, receptions or living rooms, bathrooms and kitchens or kitchenettes. You can also list the number and types of beds: single,
double, king, queen, sofa bed, floor mattress, couch, air mattress, bunker bed, water bed, toddler bed and crib.
As for hotels, they can add the number of penthouses and villas.
Landlords or hosts should inform tenants or guests whether they[ landlords] are OK with pets, students, males, females, groups, families with kids, DSS and couple.
As for tenants and guests they can also make it clear if they are OK with the above house rules.
Might sell or exchange
If you are renting out and you may sell or you are selling and may exchange,
you can show all these details in your advert.
if you are offering rental in Scotland as a private landlord,
you are expected to add your Landlord Registration Number. As for tenant referencing, both private landlords and
agencies are expected to show the referencing agent they are using and their Id.
Complete your advert
First you need to give an accurate and descriptive title to your advert without using any caps.
Most key details of required or available property,
such as property type, room types and number, bed types and number, space, share type, what's included
in price or bills, house rules, tenue, EPC rating, tax band, host preferences and
guest preferences are automatically added when you don't see any "required" alerts at
the top of the submission form.
Other details such as the area, commuter connections, shopping, schools,
universities, public services, regeneration projects, outdoors, restaurants, cafes, bars, places of worship,
healthcare, heath clubs, entertainment, nightlife venues, food stores, parks, recreation, history,
and the types of person the property is ideal for - should be added to the description.
Pictures of your property are not enough to make potential buyers decide if it's the right place for them.
Floor plan can give them visualise the layout, size of rooms and available space. Almost the third
of potential buyers or tenants won't show any interest if you don't add the floor plan of your property.
Photos of your property have to be professionaly taken in a landscape mode and from a corner or above.
Include one picture for each room, bathroom and kitchen. Using the right equipment to take panoramic and
bird-view shots can add more value to your property.
Marekting large properties with many rooms, spaces, unsual features and distinctive attributes
can be callenging to showcase using only pictures and floor plans. Adding a short video to
your advert allows potential buyers and tenants to virtually view your property in its best light and get to see
all the special features you cannot possibly convey using pictures and floor plans.

Premium contact phone numbers won'be shown in any advert. As for URLs, you can display your company website URL
in each advert. No URL are allowed in the description. If you are a company, you can display your company name
and website at the top of each listing.
My Residential Space profile
You don't need a new account to use My Residential Space. As you submit your first listing, a
new account gets created automatically. To edit your listings you have confirm your email and complete your profile.
There are five types of My Residential Space profiles:
1. Private Landlord or host
2. Agency offering lettings, sales, auctions and property management services
3. Hotel, Hostel, Bed and Breakfast, Inn or restaurant with accommodation.
4. Tenant or guest ( sole tenant, joint tenant, vacant property guardian, guest, lodger or buddy up )
5. Property buyer
Reviews & Recommendations
As a company or private landlord you can choose to not to receive reviews and hide them in your profile.
If you do choose to get reviewed and recommended, reviewers have to mention when and where they rented or bought
a property or accommodation.
Only genuine and verified reviewes are displayed and shown in your profile.
How to contact people on My Residential Space
You have to be logged in to email people on My Residential Space.
If you submit and advert, you can choose between phone or email contact or both.
If you pefer to be contacted by phone, you phone number will be partly hidden. Those who
are interested need to click on reveal to view the full phone number.
Why is My Residential Space free?
We don't and won't get involved in any transaction between tenants and landlords or agencies,
so you don't have to pay us any commission. Overtime, there will be many ways to charge for extra features, such
as featuring adverts in the first page or adding pictures and video tours, but right now My Residential Space is free.
